Minister for Public Works, Housing and Racing, Robert Schwarten, today announced developers have a new chance to be part of the award-winning Kelvin Grove Urban Village with Lot 8 now for sale, by expression of interest, for the development of residential apartments. The Department of Housing has released the site as part of its controlled land sale process at the Village, which determines specific uses for sites within the precinct.
Mr Schwarten said he expected Lot 8 would generate significant interest among developers, as it is a prime inner-city residential site and was the first opportunity in some months for developers to access land in the Village.
"This site has a 1,494 square metre corner location facing Kulgun Park, and is directly opposite the cafes and restaurants that will open in the Village Centre.
"It is also just a short walk from Victoria Park Golf Course, QUT's Creative Industries Precinct including La Boite Theatre and excellent transport connections including the Inner Northern Busway."
The site has Code Assessable Development Approval for residential apartments up to six storeys, with a proposed GFA of 3,735 square metres subject to Brisbane City Council approval.
Mr Schwarten said the Kelvin Grove Urban Village stood out from other inner-city developments through its unique mix of residential, commercial and university facilities, combined with a commitment to environmental sustainability, design excellence and to creating socially diverse community.
"It will be a vibrant, connected and creative inner-city hub and is a leading example of how a site with a redundant use can be revitalised into a new urban community," he said.
"In this Year of the Built Environment, projects like the Village are a reminder of how important it is to have a considered approach to developing our cities."
The Kelvin Grove Urban Village is a joint initiative by the Queensland Government through its Department of Housing, and the Queensland University of Technology to create a dynamic mixed-use development on 16 hectares of land at Kelvin Grove, just two kilometres from Brisbane's Central Business District.
The project has already received several accolades in recognition of its innovation and creativity, including the 2004 Planning Institute of Australia National Award for Excellence in Environmental Planning, the 2004 Engineers Australia (Queensland Division) Sustainability Award and Engineering Excellence Award, and the 2002 Premier's Award for Excellence in Public Sector Management (Sustainable Environment category). It was also recognised by the Urban Design Institute of Australia (UDIA) and the Environmental Protection Agency (EPA) as a Champion project for sustainability.
