Three new prime development sites within the Kelvin Grove Urban Village are now available to be purchased by interested developers.Premier Peter Beattie and the Minister for Public Works and Housing Robert Schwartern said the parcels of land were available for sale by expression of interest and presented an exciting opportunity for developers to be part of the innovative, inner-urban precinct.
"These packages of land have been earmarked for three specific purposes - student accommodation, managed seniors accommodation and a tavern with a boutique hotel or service apartments above," they said.
"They are all centrally located close to the retail centre in the Village heart, the University, public transport and parks and walkways."
Lot 9 will be managed seniors accommodation. It is a 2,968 square metre site with approval for a 6,233 square metres development over nine stories. Lot 17 is intended as a tavern and serviced apartment or boutique hotel. It is a 2,574 square metre parcel with approval for a 7,979 square metre development over seven stories.
Lots 22 and 23 are being sold together as a site for student accommodation and are positioned adjacent to QUT's Kelvin Grove campus. Lot 22 is 2,117 square metres with a plot ratio of 2.5, and a gross floor area of 5,293 square metres over six stories. Lot 23 is 1,994 square metres, with a plot ratio of 2.5 and a gross floor area of 4,985 square metres over six stories, giving a combined gross floor area of 10,278 square metres.
Mr Schwarten said the release of Lots 9, 17, 22 and 23 followed the successful sale of the Village's major retail site in the village heart to Indigo, for the development of a supermarket, retail shops, commercial space and residential apartments. Two additional residential sites are currently in the final stages of negotiations.
