First Residential Sites At Urban Village For Sale

Minister for Public Works and Housing, Robert Schwarten, today announced the first residential sites within the Kelvin Grove Urban Village are now for sale.

Mr Schwaren told a Parliamentary Estimates Committee that interested developers could start making expressions of interests for the two prime residential sites in the heart of the village.

"This is a really exciting opportunity to be part of this new and vibrant precinct so close to the city," he said.

"The residential sites are located directly opposite the major retail development within the village.

"These residential lots are also unique as they can either be sold as two separate sites or together to form a larger development as they are located side by side."

Mr Schwarten said the release of the first residential sites follows the successful sale of the Village's major retail site, lot 14.

"The Indigo property development group were the successful bidders for the site in the village heart, which will include a supermarket and other shops," he said.

"Lot 12 is a 1,738 square metre site zoned residential. The plot ratio of 1.5 allows a development with a gross floor area of 2,607 square metres, affording an excellent development opportunity over five stories.

"Lot 11 is a 1,030 square metre parcel also zoned residential, with a plot ratio of 0.8 and preliminary approval for a gross floor area of 824 square metres over three stories."

Mr Schwarten said the Kelvin Grove Urban Village was being developed by the Department of Housing in partnership with the Queensland University of Technology to create a dynamic mixed-use development.

"Significant infrastructure work is already well underway on the 17 hectare site only two kilometres from Brisbane's Central Business District," he said.

"The Department of Housing has expended more than $26 million towards the project which will be recouped when the project is completed.

"Any profits made from the development will be ploughed back into funding 200 units of affordable accommodation on the site."

"This includes $13.9 million worth of infrastructure work such as roads, landscaping and establishing an information centre on site.

"The state government also provided $2 million towards the relocation of Brisbane based theatre company La Boite to their new home in the village.

"This is another example of the 'Smart State' at work, and will totally revitalise the area with the re-use of heritage buildings and the development of new facilities that will attract people of all ages to live and learn in the one place."

Mr Schwarten said the village was being built over the next six years and would incorporate a range of housing options, educational and recreational facilities and commercial outlets.
